No News Is Good News: High-Stakes Monitoring at Auckland International Airport

Auckland International Airport is one of the most demanding construction environments in New Zealand. As the country’s gateway to the world, it is a site of enormous value with major stakeholders including Auckland Council, and operated under tight regulatory control.

On a site like Auckland Airport, contractors need to do the right thing and be able to prove it. Construction takes place alongside live airport operations, with the travelling public and thousands of airport workers moving through and around the works every day.

Strict resource consent conditions govern noise, dust and water management, and those conditions flow directly into construction contracts, where they can be enforced if negligence is proved. Continuous monitoring data provides evidence that contractors are meeting those obligations.

“On sensitive sites, airports, hospitals, anywhere you have the general public on your site, environmental monitoring becomes super important,” says Adroit General Manager Guy Macpherson.

Three Year Construction Project In That Environment

NZ Strong delivered a three-year construction project in that environment, and when the job wrapped up, the Adroit monitoring network that ran alongside it had almost nothing to report: no dust complaints, no noise issues, and no settlement in the buildings surrounding a major excavation.

For NZ Strong innovation lead Jimmy Corric, that quiet result is the point. “Sometimes good stuff goes unnoticed because it just does its job,” says Corric. “The sensors are great because if something happens, you can prove what you did, or it’ll show you didn’t. When you don’t have any issues, there’s not a lot to talk about.”

A Sensor Network Across the Site

NZ Strong’s network included an Adroit weather station capturing rainfall for contractual time claims and wind data for craneage, internal environment sensors recording humidity and temperature inside an existing hangar, Adroit PMK - Dust and Adroit PMK - Noise monitors, and an Adroit water-level sensor tracking groundwater beside a major excavation. A pair of Timescapes cameras also recorded the site around the clock.

The hangar project needed special attention, says Macpherson. “With aircraft operating just metres away, we needed more than assumptions. The sensors continuously tracked dust levels and wind direction, giving the team an early warning if conditions changed while also providing a verifiable record that environmental controls were working as intended.

“That’s why we were monitoring wind as well as dust at the same time. What is the dust content, and which way is the wind blowing?”

All of the sensor data came together on the Adroit Platform, which pushed it via API into the asBuilt project platform, where Corric’s team could view it alongside their other data sets, including analytics from the Timescapes cameras.

NZ Strong was far from alone. “When we first started working with Auckland Airport, it was via two contractors: NZ Strong with the hangar project, and Icon Construction building the new car park at the international airport. At that point, the airport was unaware of the potential of the sensors: ‘Real-time monitoring, what is this all about?’” Macpherson recalls.

But after projects with other contractors, including Hawkins and Built Environs, followed, the airport’s position shifted from curiosity, to specifying that all construction must use real-time monitoring, to engaging Adroit directly.

“We’ve now got seven towers monitoring noise, dust and gases throughout the Auckland International Airport,” Macpherson says. “If you go through the airport, you’ll see Adroit-branded environmental monitoring towers all the way through. I think that demonstrates how successful the whole thing has been for the airport.”

Insurance You Hope You Never Claim

Corric describes environmental monitoring the way a builder would: as insurance.

“When a client asks what we’re going to do about dust and noise, the answer is simple: we put monitors up, and if anything goes outside the limits, an alarm goes off. That’s the value right there. And it works for us too. If I ask myself whether we’re doing everything we can, the answer is always yes, and the sensors provide robustness to this response.”

And like any good insurance policy, Corric says never claiming doesn’t mean it wasn’t worth having. “That’s like me saying: I’ve paid for health insurance for ten years, but I haven’t claimed on it, so I’ll cancel it tomorrow because it hasn’t been worth it,” he says.

The sensors earn their keep at tender time too. “When we’ve got to show how we’re going to monitor dust and vibration, we can say: ‘Hey, we’re going to use these sensors, and here’s where we’ve used them before.’ That provides a really robust answer to the question.”

Macpherson sees the same dynamic across the industry: real-time data means contractors know immediately whether they are approaching a breach and can make changes on site to stay within compliance. “That’s what gives the contractor confidence that they’re doing a good job,” he says.

Real Time Data Means Contractors Know Immediately Whether They Are Approaching A Breach

Pairing Data with Vision

One of the most effective combinations on the project was pairing data from the Adroit sensors with the Timescapes cameras. The sensors record what happened; the cameras show why.

Corric recalls an alert caused by a random spike appearing on a dust monitor early one morning. “I had a look at it, then I clicked on the Timescapes at the exact same time - turns out it was a real misty morning.” It was fog, not dust, confirmed in two clicks without a site walk.

The same pairing proved its worth when heavy rain flooded the airport end of the site. The sensors logged the event, and the cameras let the team watch the water rise and recede. “One’s not good without the other, right? You can have the data, but you’ve got to be able to look at what happened.”

The Right Tools in the Right Place

Corric says the biggest lesson was that environmental monitoring quickly shifts from being a compliance requirement to becoming a management tool. "You stop thinking about the sensors and start thinking about the information. It helps you spot trends, make better decisions and deal with issues before they become problems."

As for whether sensors are worth the money, you get a builder’s answer rather than a salesman’s.

“You’ve got to use them in the right place, and there’s got to be an attribute on the job that justifies their cost,” Corric says.

A greenfield site with no neighbours may not need a noise monitor. An international airport, a dewatered excavation beside existing buildings, or a sensitive urban boundary certainly does. On those jobs, he says, they are “absolutely, one hundred percent” worthwhile.

And if they’re not getting alerts throughout the job, that’s a win. “In environmental monitoring, no news is good news.”
